Why label edited listing photos
A virtually staged photo shows furniture that is not in the room. Many MLS rules, and a California law, ask agents to say so and to keep the unaltered photo available.
California's AB 723, in force since January 1, 2026, asks for a clear disclosure on digitally altered listing photos and access to the unaltered photo. CRMLS published an FAQ in 2026 that asks for the original to appear right before or after the altered photo in the listing, with a label such as Virtually Staged or AI Altered on the altered one. It also says real parts of the property, such as floors, walls and windows, must not be altered. Both sources are listed on this page.
This is a general summary, not legal advice. Rules differ by state and MLS and they change. Check your MLS's rules, and ask your broker, before you post edited photos.
How to label your photos
1. Choose the words. Virtually staged is the default. It is the same wording Inkfinish puts on staged copies in a listing batch download. You can also pick Digitally altered, or type your own words, up to 40 characters.
2. Choose where the label goes and how large it is. Bottom left is the default.
3. Add your edited photos. The preview shows the first one with the label.
4. Select Add the label. Download each photo or the whole set as a ZIP file.
The label is drawn into the photo, so it stays on the file wherever it goes. Your original files are not changed. The labeled copies are new JPG files with -labeled added to the name.
Original and edited, side by side
The second part of the tool makes one picture from a pair of photos. The original is on one side, tagged Original, and the edited photo is on the other, tagged with your label words. You can put them side by side or one above the other.
This is handy when you want to show both at once, such as in a social post, a flyer or an email to a client. It does not replace the unaltered photo as its own file. If your MLS wants the original uploaded as a separate photo, upload it that way.
Tips for readable labels
Keep the label off anything a buyer needs to see, such as a doorway or a window. If it covers something, move it to another corner.
The label grows and shrinks with the photo, so the standard size reads on a thumbnail. Choose Large if your photos are shown very small.
Edit first and label last. Adding a label saves a new JPG, so finish any other edits before you label.
A label does not make an edit allowed. A photo that changes the property itself, such as its floors, walls, windows or views, can break the rules even with a label on it.
If something looks wrong
The label words are cut off. A label wider than the photo is shrunk to fit. Shorter words give a larger label on a narrow photo.
A photo comes out sideways. The tool turns photos the way their rotation tag says. If a photo was saved sideways with no tag, rotate it first.
A transparent PNG gets a white background, because the labeled copy is a JPG.

Questions
What does AB 723 require?
In general terms, it asks for a clear disclosure on listing photos that have been digitally altered, and for the unaltered photo to be available. The exact wording, who it covers and what counts as altered are in the bill text linked on this page. This page is not legal advice.
What should the label say?
It depends on your MLS. CRMLS's FAQ gives Virtually Staged and AI Altered as examples. Check your MLS's rules for the wording it wants. This tool offers Virtually staged, Digitally altered or your own words.
Does a label make a photo compliant?
No. A label is one part. Rules also cover how the original photo is supplied and what may be changed in the photo. Whether a photo meets your rules is for you and your broker to decide.
Are my photos uploaded anywhere?
No. Your browser draws the label on your own device. Nothing is sent to a server.
Is this the same label Inkfinish puts on staged photos?
The default words, the colors, the bottom left position and the way the size follows the photo are the same as the label in a listing batch download. Here you can also move the label and change its size.
Does it change my original file?
No. It saves a new JPG with the label on it. The original stays where it is.
