What the new staging rules ask for

California’s AB 723, in force since January 1, 2026, asks for a clear disclosure on digitally altered listing photos and access to the unaltered one. MLS rules such as CRMLS’s add the “virtually staged” wording and forbid changing the property itself. Together, rules like these generally ask for three things.

  1. 1

    A “virtually staged” label

Every staged copy in a listing batch’s download is labelled “Virtually staged”.

  2. 2

    The unaltered photo alongside

The download pairs each staged photo with its original, and the compare slider shows the two together in the studio.

  3. 3

    No changes to the property

Walls, floors, windows and views must stay as they are. The compare slider shows each staged photo over its original, so you can check nothing moved.

A summary, not legal advice. Rules differ by state and MLS and they change, so check your MLS’s rules, and your broker, before posting staged photos.

Stage a whole listing at once

Questions agents ask

Is virtual staging allowed?

Many MLSs allow it when it is disclosed. California’s AB 723 asks for a clear disclosure that a listing photo was digitally altered and access to the unaltered photo; MLS rules such as CRMLS’s add the “virtually staged” wording and forbid changing walls, floors, windows or views. Requirements differ, so check your MLS’s rules. Inkfinish gives you the label and the original beside every edit; whether a photo meets your rules is your call.

Do I keep the original?

Yes. Your photo is never overwritten: each staged result and each edit is saved as a new version beside it, and the compare slider shows the original and the staged photo together. A listing batch’s ZIP holds each original next to its staged copy.

What if the furniture looks wrong?

Mark the piece and use “Change just this” to say what it should be; only that area is redrawn. An edit that misses on every try is free, because its credits are returned. You can also run the room again with different words.

Is there a watermark?

Renders made with free credits carry a watermark. With paid credits, from a pack or a plan, renders have none, and a listing batch's ZIP holds every staged photo at full size.

Do I need a subscription?

No. Credit packs are paid once and last 6 months from purchase. Plans are there if you stage every week.
